If you’re looking not simply for a home, but a real community, Allandale, in north-central Austin, is worth getting to know.
An established middle-class neighborhood, Allandale traces its roots to homes built in the area in the 1930s and the years immediately following World War II, when it was still regarded as being on the outskirts of Austin. The neighborhood is bordered on the south by Shoal Creek – the creek itself – from 45th Street to Hancock Drive (though some put the southern boundary at Hancock Drive and West North Loop), on the north by West Anderson Lane, on the east by Burnet Road and on the west by MoPac.
The residents have a powerful sense of community. Allandale is known for a strong neighborhood association which has been instrumental in pushing through a great variety of improvements over the decades, ranging from new bridges, improvements in sewer lines, and halting plans for major roads that would negatively impact the area, to construction of a new library and installation of new children’s playground equipment. Regular neighborhood beautification projects are par for the course in this civic-minded community.
Affordable single-story ranch houses are undoubtedly Allandale’s residential signature. Typical homes date from the ’50s, ’60s and ’70s, although there has been some new construction of higher-end properties. They range widely in price and size, from under $100,000 to about $650,000, and from 1000 to 2800 square feet of interior space. The owners have generally maintained them conscientiously and improved upon them over the years. Sizable lawns, wrap-around decks, and renovated kitchens and living areas are features you’ll commonly find in these homes. Mature native trees provide plenty of shade.
Upon its founding in 1973 the Allandale Neighborhood Association (ANA) instantly became Austin’s largest neighborhood association, and it has continued a tradition of fostering strong community involvement and citizen participation in local affairs. Popular annual events include the Fourth of July Parade, a tradition since 1960; “Candy Cane Lane” at holiday time (which involves the placement of giant candy canes outdoors); and the Shoal Creek Clean Up, when the community gets together to remove trash and other debris from the creek (the trails alongside of which are popular for hiking and biking).
Beverly S. Sheffield Northwest District Park is the neighborhood’s largest green space (as well as the third most-used park in Austin, behind Zilker and Emma Long). The Northwest Recreation Center, on Northland Drive, includes a full-sized gym, weight room and arts and crafts room, and there are programs for toddlers and teens. Sheffield Park has something for everyone: amenities include a swimming pool, a baseball field, picnic tables, barbecue pits, a duck pond, tennis and basketball courts, a children’s play-scape and a fishing pier.
The family-friendly Northcross Mall, on Allandale’s northeastern border, includes apparel, home furnishings and specialty shops, numerous restaurants and salons, a multiplex, an ice-skating rink and a youth entertainment center.
Proximity to downtown Austin is also a plus to Allandale living; depending on traffic and location, a downtown commute usually takes only 15 minutes or less.
As noted, residents belong to the Allandale Neighborhood Association (see above). The well-regarded schools, part of the Austin Independent School District, include Gullett Elementary, Lamar Middle School, and McCallum High School (an arts magnet school).
