Shepherd Mountain Real Estate
Here’s to the good life…in Shepherd Mountain.
Impressive panoramic views of the Hill Country and downtown Austin, peace and quiet, top-quality homes from some of the region’s finest custom builders, and proximity to both downtown and the lakes are some of the chief draws of Shepherd Mountain, a prestigious new Northwest Austin neighborhood that includes the developments of Briarpatch, Coldwater Condominiums, Greenshores on Lake Austin, Oak Shores on Lake Austin, and Westcliff. Hugging the slopes of its namesake peak, the neighborhood is just north and west of Lake Austin (a/k/a the Colorado River), just west of Loop 360 (Capitol of Texas Highway) and Route 2222, and minutes from Emma Long Metropolitan Park, an 1,142-acre woodland park filled with native oak, ash and juniper trees. Highlights of Emma Long Park include a mile of lakefront on Lake Austin, including a 350-foot-long sandy beach, two boat ramps, and designated areas for swimming, waterskiing and boating. The park provides grills and picnic areas. Hiking, mountain biking, archery and motocross are also popular, and even camping is possible (for a modest fee).
Luxury Abounds in Shepherd Mountain
Shepherd Mountain is considered a luxury neighborhood. Its upscale homes offer between 2500 and 5500 square feet of living space, and prices range from about $500,000 to upwards of $1.5 million. Typical amenities include cathedral ceilings, jetted tubs, gourmet kitchens with top-end appliances, granite and marble countertops, hardwood floors, walk-in closets, covered patios, in-ground sprinkler systems, and lots of open space…and have we mentioned the views? These 21st-century homes (most on the market are no more than two years old) are also fully wired for all the complex electronic needs of a modern household. Some higher-end homes have added features such as a pool and/or spa, faux finishes on the walls, a tiled roof, and a guest suite. And some have yet to be built – awaiting the owner’s specifications.
Shepherd Mountain Location
If you make your home in Shepherd Mountain, you’ll be only 10 to 15 minutes away from either downtown Austin, or the many recreational delights of Lake Travis. Upscale malls like the Arboretum and Austin’s latest luxury shopping development, the Domain, are 10 minutes away. And if you enjoy golf, the prestigious Austin Country Club and River Place Country Club are practically in the neighborhood.
Several outstanding new homes are either already, or will soon be completed at Greenshores on Lake Austin, one of Shepherd Mountain’s highest-end developments. These large, outstandingly designed executive and estate homes are tucked into curves and winding roads in a narrow, heavily wooded hillside strip between Emma Long Park and Lake Austin; most have the greenbelt right in their backyard. Each home in Greenshores comes with an opportunity for exclusive access to the private Lake Austin Waterfront Park (for Greenshores Homeowners Association members), complete with boat ramp, day docks and a pool.
Highly Regarded Schools
Depending on location, residents’ children attend school in either the Austin Independent School District (Highland Park Elementary, Lamar Middle School and McCallum High School) or the Leander ISD (Laura W. Bush Elementary, Canyon Ridge Middle School and Cedar Park High School). Both districts are well-regarded for their academics.
Residents belong to the Shepherd Mountain Homeowners Association.
