Woods of Westlake Real Estate
Blending sunwashed elegance and understated luxury with Austin-style closeness to nature, the Woods of Westlake neighborhood represents West Lake Hills-area living at its best. Nearby Barton Creek may not be the widest of streams, but it has defined and blessed this corner of Austin in multiple ways since the days when ranchers like Charles Johnson and Robert Eanes settled in these tree-shaded precincts in the 19th century,
Today, Woods of Westlake lies between Loop 360 (Capital of Texas Highway) and Barton Creek, with the Barton Creek Greenbelt practically (and in some homeowners’ cases, literally) in the backyard. The scenic greenbelt meanders nearly eight miles north and west of Zilker Park in downtown Austin, and Austinites love using their free time for hiking, biking, birding, rock climbing and swimming there. One of the best parts of the greenbelt is right in Woods of Westlake’s neck of the woods – the Scottish Woods Trails, a picturesque hiking trail featuring a rocky path leading down to a swimming hole at the base of a waterfall!
With all these delights of nature at residents’ fingertips, they’re equally delighted to be only minutes from downtown, and to be living in one of Austin’s most prestigious neighborhoods and in a top-notch school district to boot. The Eanes Independent School District has received many awards for both academics and athletics; residents’ children attend Forest Trail Elementary, West Ridge Middle School and Westlake High. Westlake, a U.S. Blue Ribbon School, is the winner of a Texas Successful Schools Award for Outstanding Performance.
In April 2007, Austin-based builders Russell Eppright Custom Homes (www.epprighthomes.com) began construction on what will soon be the neighborhood’s newest residences, Barclay Heights at the Woods of Westlake. Only 10 lots are being built on some of the last open land in the Eanes School District. These luxury homes will average about $1 million apiece (not including the land), with a minimum 3,000 square feet of living space. The homes will be built using 100 percent masonry, with wood windows on the front elevation and installed sprinkler systems, and will benefit from abundant mature shade trees already on site.
As for existing housing, the residents take much pride in regularly maintaining and upgrading their homes. True Austin style is evident in the stone veneer and stucco facades, and tall trees, that bring the greenbelt right up to the front door. Typical homes boast desirable features such as decks with swimming pools and hot tubs, detached garages, high ceilings, breakfast bars and kitchen islands, and are wired for everything an Austinite desires. Prices in Woods of Westlake range from $400,000 to upwards of $2,000,000, with living spaces from 2,200 to 5,000 square feet.
Both downtown Austin and major area employers to the north and west are no more than 15 minutes away, and Lake Travis is only a bit farther. The beautifully rugged Wild Basin Wilderness Park, one of Austin’s best hiking spots, is also practically in the neighborhood.
When it comes to nearby shopping, premier malls like the Arboretum and the Domain are similarly close at hand, and the Barton Square Mall is just a few minutes’ drive down 360.
We call Woods of Westlake WOW – if you’re in the market for a special home, come out creekside and see why!
